Stamp Duty at Union Square Residences in Brief
Every buyer at Union Square Residences pays Buyer’s Stamp Duty, worked out in bands on the purchase price, and many also pay Additional Buyer’s Stamp Duty according to residency and the homes they already own. Both fall due within 14 days of signing the sale and purchase agreement.
The worked example below uses an illustrative purchase figure of $1,500,000. It is not the price of any home at the development; enter your own figure in the stamp duty calculator.
The Bands Behind a Union Square Residences Purchase
Since 15 February 2023 the residential stamp duty bands have been 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1,500,000 and 6% on anything above $3,000,000.
Because each slice carries its own rate, the effective rate rises gradually with the purchase figure: a smaller purchase sits mostly in the middle bands, and a larger one reaches the top two.
Working Through the Union Square Residences Illustrative Example
The first $180,000 at 1% gives $1,800; the next $180,000 at 2% gives $3,600; the next $640,000 at 3% gives $19,200; and the remaining $500,000 at 4% gives $20,000. The four slices add up to $44,600 of Buyer’s Stamp Duty.
As a share of the illustrative figure that is just under 3%. The stamp duty calculator runs the same bands on any figure and rounds down as IRAS does.
Adding ABSD for Union Square Residences Buyers
ABSD is one rate on the whole price. As at October 2026, Singapore Citizens pay 0%, 20% and 30% for a first, second and third property; Permanent Residents 5%, 30% and 35%; foreigners 60%; and entities 65%.
On the illustrative $1,500,000, a Citizen buying a first home pays $44,600 of stamp duty in total. A Permanent Resident buying a first home adds $75,000 of ABSD, for $119,600. A Citizen buying a second home adds $300,000 of ABSD, for $344,600.
A Larger Union Square Residences Example
The bands matter more higher up the range. On an illustrative $4,600,000, Buyer’s Stamp Duty comes to $215,600: $44,600 on the first $1,500,000, $75,000 on the next $1,500,000 at 5% and $96,000 on the remaining $1,600,000 at 6%.
ABSD for a Citizen buying a second home on the same illustrative figure would be $920,000, which is why the order of buying and selling is usually the first question for an upgrading household.
Remission and Refunds at Union Square Residences
A married couple with at least one Citizen spouse, buying their first home jointly, may apply for ABSD remission. A couple who buy a second home and sell the first within the period IRAS allows may apply for a refund of the ABSD paid.
In both cases the duty is paid first and the refund or remission follows on application, so the cash is still needed within 14 days of signing.
Seller’s Stamp Duty and Union Square Residences
Seller’s Stamp Duty applies only when a home is sold within four years of purchase. For properties bought on or after 4 July 2025, the rates are 16% in the first year, 12% in the second, 8% in the third and 4% in the fourth.
For most owners of a home completing in the early 2030s, the holding period will have passed by the time the unit is ready, but the rule matters for anyone considering a sale earlier.
When Duty Is Paid at Union Square Residences
Buyer’s Stamp Duty and any ABSD are due within 14 days of the sale and purchase agreement, which is itself signed within the period set out in the option to purchase. Together with the 5% booking fee, they form the first cash outlay.
The progressive payment calculator places the duty alongside the instalments, and the payment scheme page lists the stages.
Confirming the Figures for a Union Square Residences Unit
Stamp duty rates are set by the government and can change at short notice. The figures here were checked against IRAS on 15 October 2026; confirm them with IRAS or a lawyer before signing.
