MAS rules, October 2026

Union Square Residences Housing Loan Information

Two MAS rules decide how much a bank can lend on a home at Union Square Residences: the loan-to-value (LTV) limit, measured against the price, and the Total Debt Servicing Ratio (TDSR), measured against income. The figures below applied on 15 October 2026.

Union Square Residences Loan-to-Value Limits

The limit turns on how many housing loans the borrower already has. Each tier carries a standard limit, a lower limit and a minimum cash share of the price.

When the Lower Band Applies at Union Square Residences

The lower band applies when either test is met:

  • the loan tenure is longer than 30 years; or
  • the loan would run beyond the borrower’s 65th birthday, using the income-weighted average age where two people borrow together.

A 31-year-old choosing a 35-year loan would finish at 66 and also exceed 30 years, so the lower band applies; a 45-year-old on a 25-year loan stays within 30 years but finishes at 70, so it applies too. Loans on private homes can run for up to 35 years.

Lower band

Beyond 30 years, or past age 65.

The loan limit drops to 55%, 25% or 15%, and minimum cash on a first loan rises to 10%.

The TDSR Test for Union Square Residences Buyers

Every monthly debt repayment, the new loan included, must fit within 55% of gross monthly income. The new loan is tested at a medium-term interest rate rather than the bank’s quoted rate, so that a later rise in rates remains affordable.

RuleAs at October 2026

Fixed salary counts in full. Car loans, other property loans and minimum card repayments are taken off first, and what is left is converted into a loan amount. The Union Square Residences TDSR calculator applies these rules for one or two borrowers.

In-Principle Approval Before a Union Square Residences Viewing

Many buyers obtain a bank’s in-principle approval before they view. It states how much the bank is willing to lend on the information given, subject to final approval and a valuation, and turns the stamp duty, booking fee and cash share into firm numbers. Each bank sets its own terms and validity period.

Once the buyer’s own share has been paid, the loan is drawn stage by stage under the payment scheme, and the progressive payment calculator shows the split at every stage.
